Real estate brokers from larger metropolitan areas, such as Fort
Wayne or Indianapolis, might sometimes offer a wider range of
marketing services to sellers than those in smaller cities and rural

properties listed with outside agencies, and, unfortunately, the
properties usually sit vacant for months because of insufficient local

November 2007
Swiss City Real Estate took over a Wells County listing that had
already been on the market for 5 months. The former listing broker,
from Allen County, had initially priced the property at nearly twice its
actual market value. We took over the listing, adjusted the price, and
had an accepted offer within 2 weeks.
December 2007
Another Allen County agency listed a property in Adams County but did
not put a sign in front of the property until approximately two weeks
later. We assume this was because the distance between the broker's
office and the listing is approximately 44 miles.
January 2008
Swiss City Real Estate was directed to complete an interior BPO on a
Wells County property listed with a Huntington County agency. The
company ordering the BPO indicated there would be a lock box on the
property. When none was located, our agent contacted the listing
agent, who explained that he simply left the back entrance unlocked.
